Selling in Whistler

Selling your home in Whistler can be a simple and straightforward process with the right sales specialist working for you!I will provide comparables – current listings and recent sales data of similar properties, to help you set the right price. I’ll also help you with staging ideas, handle showings with professionalism and market your property to the correct audience.

As a seasoned realtor in Whistler, I have developed and maintained a good working relationship with all of the realtors in Whistler. I will list your home on the Whistler Listing System (WLS) immediately. This is our venue for the sharing of information between all Whistler real estate offices. It supplies us with current lists of all properties available, historic sales information, a “New Listings” daily report, and an electronic Bulletin Board for up to the minute notices. Nothing replaces getting the feel for a property – your home will be on the Tuesday morning agents’ tour as soon as possible to introduce it to all of the realtors in Whistler.

Knowledge gives comfort and confidence to buyers and agents. My marketing brochure with photos, descriptive copy, spec sheet, lot map, location map, etc. is the perfect tool. It also becomes an ‘ebrochure’ for emailing to prospective buyers. I produce one with my details and one for the rest of the realtors to use.

I advertise in glossy magazine that Whistler Real Estate produces a few times each year. It’s the type of publication that many visitors take home in their suitcases. On a monthly basis, I advertise in Homes and Land Magazine with a dedicated Whistler Real Estate section. Their reach includes the Lower Mainland, Squamish, Vancouver Island, Calgary, Edmonton, Seattle and Bellingham.

I also advertise through magazine special features such as Dream House Magazine, Dream Home Canada, Whistler guides, etc

Selling Costs

Legal – Clearing the title including discharging a mortgage and any other encumbrances on title. Typical costs can be from $700 to $1,100.

Real Estate Commission (plus 5% GST) – please call me regarding my fees.

Calculating a Capital Gain

Determine the adjusted cost base in order to calculate capital gain, Revenue Canada allows the following to be added:

  • Property Transfer Tax
  • Legal fees and disbursements associated with the purchase
  • Furnishings and renovations included in the selling price
  • GST
  • A portion of the interest on mortgage payments

Revenue Canada does not allow any deductions from the selling price in determining the gain which is calculated on 50% of the gain at your marginal tax rate. However, by filing a Canadian tax return with

Revenue Canada after the sale, some of the tax paid may be recovered.

Clearance Certificate

You will need a Clearance Certificate from Revenue Canada prior to the completion date of your sale. Your lawyer or accountant can handle this for you. You need to have an accepted offer on your property to apply for a Clearance Certificate. Processing time can take up to 10 or 12 weeks.
